Project Manager of Community Development

Job Summary

Responsible for oversight of the day-to-day activities pertaining to the Terra Lago development/construction project, ensuring all work complies with project requirements to include quality, schedule, and budget. Serve as liaison with owners, contractors, subcontractors, and vendors on all aspects of the development project. 

Role / Responsibilities

  • Perform a variety of tasks throughout all stages of development/construction projects, including but not limited to management of planning, estimating, contracts, scheduling, and budgeting.
  • Provide project management support to the key leadership and other project stakeholders.
  • Establish and foster relationships with owners, contractors, subcontractors, and other industry specialists.
  • Identify key subcontractors, develop/review bid packages, schedules, and utilization plans.
  • Participate in pre-construction activities including contract review and negotiation.
  • Review, interpret, and address any issues with contracts, blueprints, and other technical documents.
  • Support multiple projects in varying phases of construction/design.
  • Track and resolve issues pertaining to field operations.
  • Support the coordination of subs and vendors and manage safety and quality control programs.
  • Verify project completion rates for invoicing and billing purposes.
  • Review, track, and process change order requests and approvals.
  • Administer document control and maintain project management system.
  • Coordinate project meetings and prepare weekly progress reports.
  • Participate in overall permitting processes and understand construction legalities.
  • Understand legal requirements, building and safety codes, and other regulations.
  • Utilize / understand design software for design and construction aspects.
  • Maintain an owner’s mentality in development and execution of all projects.
  • Perform all other duties as assigned.

Experience / Skills Required

  • Bachelor’s degree in construction-related field and/or at least 3 years of construction experience.
  • Strong computer skills, including familiarity with construction project management applications.
  • Strong organizational, time management and planning skills.
  • Demonstrate highest degree of integrity and confidentiality.
  • Sound judgment and decision-making ability.
  • Excellent written and oral communication skills.
  • Excellent customer-service skills.
  • Ability to work outside of normal business hours/weekends as necessary.
  • Possess a valid driver’s license and a clean driving record.

Experience / Skills Desired

  • Bilingual (English/Spanish).
  • Five or more years of Project Manager experience in the construction field. 

 

Physical Demands / Work Environment

  • Lift at least 50 lbs. regularly or as otherwise established due to physical limitations.
  • Endure continuous standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing on a regular basis.
  • Ability to work in excess of normal work schedule in response to short-term company needs and/or emergencies.
  • Ability to access heights above ground level via ladders, construction equipment, etc.
  • Ability to wear and maintain appropriate personal protective equipment such as, but not limited to, safety shoes, hard hats, safety glasses, gloves, hearing protection, fall protection harness or other personal protective equipment in designated areas of risk.
  • Ability to travel to job site as required.
  • Ability to work outside in varying weather and temperature conditions.
